General Contractor specializing in multi-family housing is searching for a full-time Project Manager. Qualified candidates will be reliable self-starters with the ability to work as part of a team and prioritize tasks in order to meet deadlines. Experience working on 100 plus mixed-use / multi-family projects is preferred.

Summary

We are seeking an experienced Project Manager to join our dynamic team at Hamel Builders, Inc. in the Raleigh/Durham, N.C., area.

The Project Manager plans, executes and finalizes project according to the deadline while keeping within budget. This includes coordinating all team members and subcontractors in order to complete projects according to plan.

Responsibilities:

  • Negotiates subcontractor and vendor agreements.
  • Provides timely and accurate written and verbal communications on the status of the project to the project team.
  • Prepares and monitors project schedules, RFIs, and submittals.
  • Performs site visits to monitor for quality and adherence to schedules.
  • Manages the implementation of site safety plans.
  • Manages site personnel.
  • Monitors trade inspections.
  • Prepares and submits requisitions and change orders for approval.
  • Establishes schedules for finishes and final inspections with the owner and architect.
  • Approves all subcontractor and vendor requests for payments after reviewing with the superintendent.
  • Reviews and approves accounting “Blue Book” with superintendents.
  • Assembles project close-out documents.
  • Prepares for and attends requisition and progress meetings.
  • Negotiates and vets subcontractor change order requests.
  • Additional responsibilities as assigned by Project Executive.

Requirements:

  • Bachelor's degree in Construction Management or a related field preferred.
  • Proven experience as a Project Manager in the construction industry.
  • Strong knowledge of construction management processes and methodologies.
  • Proficiency in construction management software (e.g., Prolog, Primavera) is a plus.
  • Excellent blueprint reading skills and understanding of schematics.
  • Strong organizational skills with the ability to manage multiple priorities effectively.
